We focus on acquiring and managing commercial office assets, unlocking value through active asset management, proactive leasing, capital expenditure programmes and leveraging our in-house planning & development expertise.

Together with our institutional capital partners, Eagle Street Partners has the ability to identify and execute opportunistic acquisitions, offering a full suite of asset management services through their entire lifecycle to disposal. Our current portfolio of 11 properties consists of well-located commercial offices across Ireland and the UK.

Living

Our living strategy focuses on the acquisition of well-located sites and subsequent development into state-of-the-art living spaces for our tenants The Eagle Street team has a strong track record covering site acquisitions, successful planning permissions, ground-up development, leasing and asset management, providing a cradle-to-grave offering to our capital partners. Our current living portfolio consists of more than 1,250 build-to-rent units currently under construction across two prime development sites in Ireland.

Our life sciences strategy focuses on the acquisition of strategically located sites or office spaces, which can be developed or redeveloped into state-of-the art life science lab space. A key strategic focus is the location of assets in close proximity to life science focused universities, hospitals and urban locations.

Our retail strategy centres around the acquisition of well-located retail assets with strong income profiles from a diversified range of sectors. Eagle Street seeks to acquire retail assets at values below replacement cost and subsequently add value through various asset improvement strategies.
